The concept:
A Joint ownership property dedicated for off-roading. Deeded shares at $5,000.00 each. Unlike a timeshare, owners would have full access at all times.
All purchasers will need Flexibility, as the site will be more convienent for some than others.
You just spent 30,000 on a new Jeep – 15,000 in accessories - what would you pay to have access to a property where you can wheel to your hearts content, build trails, host events with your club, hold competitions, NOT BE LOCKED OUT!
Private four-wheel drive parks have been springing up all over the USA. However we are not talking a for profit business venture but a owner purchased property “time share” style where owners and non owners alike can enjoy our sport – be it in a 4x4, quad, dirt bike of snow mobile in winter. The concept can be reached much easier than you may imagine. 100 owners at $5,000.00 each equals 1/2 million! As the property it developed value should increase giving you an even better investment if time or changes in interest means you need to sell your share.
I use the term timeshare lightly as the purchase concept will be the same; a group of buyers purchase the property holding a deeded share for their investment. Unlike getting your “week” each year you can enjoy the area any time you like. Heck four wheeling and off-road sports are all about getting together with friends to enjoy the outdoors anyway!
Other considerations can be – close to fishing, used for a base camp for hunting in the area and more.
What is needed?
400-600 acres or more of sloping, rolling property with rock and other natural terrain suitable for a varied level of truck trails central enough to reach on a Friday after work for most owners.
Small 4x4 back hoe to dig trails and clear brush.
Preferable potential for power – but generator will do fine.
Preferable good well sites
Shelter for machine – eventually a storage building, Quonset building, cabins…
Potential sites will be identified if more than one seems suitable. Dates will be made to tour the sites before purchase. Majority will rule on site when purchased.
What will be included?
A campsite suitable for large groups
Toilets
Out buildings
Trails of course!
Owners camp area where RV’s can be left for the summer.
Repair area with tools
Well for hand pumped water - and more as time goes by.
What about others?
Weekends can be picked where owners will be present for guests to come and enjoy the trail system for a user fee including camping. I expect at least two weekends per month from June-September and long weekends would be easy to reach.
Clubs could rent the property for events as well.
What will it cost?
It will depend on the size and remoteness of the property. I expect to look at area’s larger than 400 acres with road access to the property line suitable for RV’s and car trailers – preferably backing onto crown land – with gas the amenities within a reasonable driving distance. I expect 500,000.00 will be needed for a large site. This equals 100 owners at 5000.00 each - or buy two shares if it is in your budget and we can get there even faster!
I am presuming central southern BC for this project – but that doesn’t mean 100 Alberta guys can’t get together for the same purpose in that province – or others!

What will it take to take care of?
User fees should cover yearly costs such as liability insurance and taxes. Trails can be built by flagging a route and having other owners inspect the potential trail to be voted on before clearing begins. Several workdays can be arranged throughout the year for clearing, building camp spots, cutting fire wood, building buildings and general maintenance.
Yearly “jamboree” can take place to raise maintenance funds as well.
Potential yearly fee from owners to go into fund for cabin construction, outbuildings, well digging etc…
Thee are only idea’s and more can be brought up – sponsors sought…
As the owner of 4WD Magazine I am willing to lead the gathering of owners names for a BC based project – out of province owners more than welcome of course! I will also work with an individual (s) if it looks like a Alberta project can become a reality – but I am not as familiar with the Alberta terrain suitable for such a project so can only assist.
I am also willing to work with a Realtor who can find and identify a suitable property for a 4x4 “ park” in BC.
Once a list is created, I expect all decisions to be reached by committee.
I take on this undertaking as a four-wheeler – not as editor of 4WD magazine – nor will APV publishing be part of the venture – this is a personal challenge for me!
Next month I will create a page on my web site www.can4x4.com with this information that clubs can link to and a separate e-mail address for the project – and a banner to use to add links on your own web sites. I will start a list of any names brought to my e-mail address once a suitable base is reached I will contact each person to qualify them as REALLY willing to put up the 5000.00 for each share. As a list of names is only as good as the cash it will need to generate to pay for the project.
